How to Write a General Contractor Resume

01 Open with what a license lookup won't show

Your state contractor license proves you can work legally. It does not prove you can run a $4M ground-up build on time. Lead your resume with the one detail property developers and construction owners cannot find in a licensing database.

That might be your NASCLA Commercial Exam passage or a LEED AP credential. It could be fluency in a second language spoken by your crew base. Pick a signal that separates you from every other licensed contractor in your market.

Place it in a headline or summary line at the top of page one. A short phrase works better than a long paragraph here. Make it specific to the project types you want next.

This single line sets the tone for everything below it.

02 Attach a number to every major bullet

General contracting is a scope and dollar business. Property developers and construction owners scan for project size and cost control first. Strong bullets name the contract value and the square footage.

They also state crew size or subcontractor count. A bullet without a number tends to read as a duty list. Write “Managed 12 subcontractors across a $2.8M retail buildout” instead of “Oversaw subcontractors.” Punch rate and schedule data matter too.

Note whether you finished on time or under budget, and by what percent. Most strong resumes include at least one safety metric. You might cite total recordable incident rate or days without a lost-time injury.

Two or three numbers per bullet keep the line tight.

03 Group your work by project category

Organize your experience into clear categories so readers find the right skills fast. Pre-construction planning covers estimating, permits, and bid packages. Site operations covers scheduling, daily crew supervision, and material procurement.

Quality and safety covers inspections, code compliance, and punch-list closeout. Client and stakeholder management covers owner meetings and change-order negotiation. Budget control covers cost tracking and vendor payment processing.

Use these categories as a mental checklist when you write each job entry. You do not need a heading for every category on the page. Weave them into your bullet points under each role so the detail appears in context.

This structure shows range without forcing the reader to hunt for it. It also helps ATS software parse your resume into the right fields.

04 Place credentials where owners see them first

Create a credentials block near the top of page one. List your state contractor license in good standing there. Add your OSHA 30 card, since many job sites require it before you can walk the property.

If you hold a Certified Renovator credential under the EPA Renovation, Repair and Painting Rule, include it here. Senior contractors may hold a CCM from the Construction Manager Certification Institute. A LEED AP credential from GBCI belongs in this block too.

Property developers and construction owners often filter resumes by credential before reading the first bullet. Software like Procore, Bluebeam, or PlanGrid can go in a tools line below the block. Keep each entry to one line with the issuing body named.

05 Cut anything older than fifteen years

A long career in contracting builds deep project history. Your resume does not need all of it. Remove roles older than fifteen years unless they show a rare project type.

Cut objectives, references lines, and high school details. Trim any bullet that repeats a skill you already proved in a newer role. Property developers and construction owners care most about recent scope and recent results.

If an older role held your largest contract, keep one bullet for that figure. Delete the rest of that entry. Aim for two pages at most, even with decades of work.

White space and clear headings help readers scan faster than dense text does. Every line should earn its place on the page.

Most Popular Skills on General Contractor Resumes for 2026

General contractor resumes need a clear mix of hard and soft skills. The two tables below show terms that appear in most postings. Compare them against the job ad you want.

Hard skills carry the most weight at the screening stage. Terms like cost estimation and building codes act as keyword filters. An ATS may reject your resume if those terms are missing.

Soft skills prove you can lead a crew and solve problems on site. Property developers and construction owners look for these traits after the ATS pass. Add them to your bullet points with real examples.

Use exact phrases from the posting when you can. Place hard skills in your experience section as keyword matches. Weave soft skills into results you can measure.

Check both tables before you submit your file.

Soft Skills AI-estimated %
Field leadership 80%
Conflict resolution 70%
Client communication 41%
Decision-making under pressure 36%
Cross-trade collaboration 31%

And here are the top hard skills showing up most often.

Hard Skills AI-estimated %
Project schedule coordination 77%
Subcontractor management 66%
Building code compliance 49%
Budget estimation 35%
Quality control implementation 28%

Skill names and rankings come from an AI model grounded in U.S. Department of Labor occupation data for general contractors, not from a count of general contractors’ resumes built on ResumeTemplates.com.

Must Have on a General Contractor Resume

The items below are what separate a general contractor resume from one that gets put back in the pile.

Licensure Requirements

Licensing rules change from state to state. Your resume should name your license type and issuing state. Never print the full license number on a resume.

A State Contractor License is the baseline credential. Some states accept the NASCLA Commercial Exam for reciprocity. A CCM from CMCI signals senior-level project oversight.

Check each posting for the exact license class required.

  • State Contractor License with state and class noted
  • NASCLA Commercial Exam for multi-state work
  • CCM for senior or owner-level roles
  • LEED AP if the project scope includes green building

OSHA Certifications

Safety credentials matter to property developers and construction owners. They want proof you run a safe job site. List each card with its completion date and provider.

  • OSHA 30-Hour Construction card with year earned
  • Certified Renovator under the EPA Renovation, Repair and Painting Rule
  • Site-specific safety plans you wrote or enforced
  • Recordable incident rates you helped lower

Project Management Methodologies for General Contractors

Property developers and construction owners track your planning methods. They compare how you schedule, budget, and close out work. Name the system you used on each project.

  • Critical Path Method scheduling for large builds
  • Lean construction or Last Planner System use
  • Earned value management for budget tracking
  • Primavera P6 or Microsoft Project proficiency

General Contracting Credentials Worth Listing

A state contractor license is the baseline requirement in most states. Without it, your resume will not reach the review stage. The credentials below build on that license and move your resume closer to the top of the pile.

Property developers and construction owners look at them to judge your project scope, your safety record, and your ability to lead regulated work. List each credential with the issuing body and the year you earned it. Include any expiration date so reviewers can confirm the credential is current.

If a credential covers multiple states, note those states on the same line. That detail helps owners who manage projects across state lines spot your file faster. Keep the section near the top of your resume, right after your summary.

  • OSHA 30-Hour Construction: Earned through OSHA-authorized trainers, this card is often required on large commercial job sites.
  • Certified Construction Manager: Issued by CMCI at CMAA, construction owners expect this for senior-level project oversight roles.
  • NASCLA Commercial Exam: Issued by NASCLA, this exam helps when you bid on work in states that accept it.

Latest BLS Statistics for General Contractors

About These Numbers

The Bureau of Labor Statistics does not publish a wage code for General Contractor specifically. The numbers below are a proxy: the closest published match is Construction Managers (SOC 11-9021), so use them as an estimate for this role, not an exact figure.

The top-paying states for construction managers, a group that includes general contractors, cluster in smaller markets. They are not the high-population states with the most building activity. States with fewer licensed contractors and lower supply tend to sit near the top of the pay table.

The spread from the 10th percentile to the 90th is wide. Earners at the top outpace the median by roughly 65 percent. Those at the bottom sit about 39 percent below it.

That gap leaves real room to move up. If you can work across state lines, list each state contractor license you hold and note the project types each one covers. Geographic flexibility is a concrete signal property developers and construction owners look for.

$114,990 National median annual, all construction managers
$124,360 National mean annual, all construction managers
$69,690 10th percentile, all construction managers
$189,440 90th percentile, all construction managers

Frequently Asked Questions

How do I list general contractor experience on a resume?

Lead each entry with the project type, your role, and the contract value. Follow with two or three bullets that name a measurable result. For example, note that you completed a $2.4M tenant buildout 12 days ahead of schedule.

Property developers and construction owners scan for scope and dollar figures before anything else.

Should I list subcontractor management on a general contractor resume?

Yes. Name the number of subcontractor crews you coordinated and the trades they covered. A line such as "Managed 14 subcontractor crews across mechanical and electrical scopes" tells an owner you can run a full job site.

Add plumbing or concrete trades in a separate bullet if you need more detail.

How should a self-employed general contractor format a resume?

Use your business name as the employer and "General Contractor / Owner" as your title. List three to five representative projects beneath it, each with its own scope and results.

This format reads like a standard work history while showing the range of jobs you have handled.

Do I need a summary or objective on a construction contractor resume?

A two-line summary works better than an objective for most general contractors. State your total years of experience, your license state, and the largest project value you have overseen. Skip vague phrases and let the numbers speak for your level.

What software skills should a general contractor resume include?

List the scheduling and estimating tools you use daily, such as Procore and Bluebeam. Add any 3D modeling or coordination software if you have used it on a recent project.

Property developers look for proof that you can track budgets and timelines inside a shared platform.

How do I handle gaps between construction projects on my resume?

Group short gaps under a single line that names the period and any work you did. For example, write "Permit delays, Q2 2023: completed OSHA 30 training and updated estimating certifications."

Tying the gap to a credential or course shows that you stayed current during downtime.

Should a general contractor resume be longer than one page?

One page is enough if you have fewer than ten years of project history. Beyond that, a second page lets you show the full range of project types and values. Keep the second page to half a sheet or less so the reader finishes it in one scan.

Which resume template works best for a general contractor?

For a general contractor, an ATS-friendly template is the safest pick, because it puts your certifications and experience where a hiring manager scans first. A basic template is a solid alternative. Whichever you choose, keep the formatting clean and easy to parse: clear section headings, a standard font, and no graphics a parser can choke on.
